This policy explains what information mdnonresident.com collects, how it is used and shared, how you may be contacted, and how to opt out or have your information removed. The site is operated by Mitchell G. David, BeachLife Premier Team of Sheppard Realty Inc. ("I," "me," "we," "us").

1. Information I collect

Information you give me

• Market analysis request: your name, your email address or phone number, the property address, anything you type in the optional question box, and whether you checked the text-message consent box.
• Checklist request: your email address.
• Anything else you send me by email, phone or text.

Information collected automatically

When you visit the site, cookies, pixels, tags and server logs collect information such as your IP address, device and browser type, general location derived from your IP address, the pages you view, the website or ad that brought you here, the time of your visit, and actions you take, such as submitting a form. When you submit a form, I also record the date and time, the page, and your IP address as a record of your consent.

Information from other sources

I may combine what you give me with public records about the property you list (for example, county land and tax records) to prepare your market analysis, and with reports from advertising platforms about how our ads perform.

2. Cookies, pixels and advertising

This site uses cookies, pixels, web beacons, tags and similar technologies from me and from third parties, including:

• Meta Pixel (Meta Platforms, Inc., which operates Facebook and Instagram): measures visits and form submissions from our ads and lets us show ads to people who visited this site.
• Google tags (Google LLC), including Google Ads conversion tracking and Google Analytics: measure ad performance and site usage, and support ads shown to past visitors.
• Cloudflare (Cloudflare, Inc.): hosts the site and processes technical data to deliver it securely and block abuse.

Third parties, including Meta and Google, may use these tools to collect or receive information from this site and elsewhere on the internet. They use it to provide measurement services, target ads, and improve their own products, under their own privacy policies: Meta Privacy Policy and Google Privacy Policy.

Your choices

• On this site: use Your Privacy Choices / Opt Out in the footer of any page. When you opt out, this site stops loading advertising and analytics pixels in that browser.
• Global Privacy Control: if your browser sends a Global Privacy Control (GPC) signal, I treat it as an opt-out of targeted advertising and sale or sharing, and the pixels do not load.
• Ad platforms: Meta ad preferences and Google My Ad Center.
• Industry opt-outs: Digital Advertising Alliance and Network Advertising Initiative.
• Your browser: you can block or delete cookies in your browser settings. Some site features may not work as expected.

Opt-outs are tied to the browser and device you use. If you clear your cookies or switch devices, you may need to opt out again.

3. How I use your information

• To respond to your request, prepare your market analysis, and send you the checklist.
• To contact you as described in section 4, including follow-up about your request, market updates and related real estate services.
• To keep records of inquiries in my customer relationship management (CRM) system.
• To measure, improve and target my advertising, as described in section 2.
• To protect the site, prevent spam and fraud, keep records of consent, and meet legal and brokerage record-keeping requirements.

4. How I may contact you

When you submit a form on this site, you give me permission to contact you at the email address and phone number you provide:

• Email: about your request, follow-up, market updates and related real estate services.
• Phone calls: about your request, follow-up and related real estate services.
• Text messages: only if you check the text-message consent box. See section 5.

Messages may be sent by me, by my team, or through my CRM and email software, which may send some messages automatically. Your consent applies even if your number is on a federal or state Do Not Call list. You can withdraw it at any time (section 6).

5. Text messages

• Who sends them: Mitchell David, BeachLife Premier Team of Sheppard Realty Inc.
• What they're about: your request, follow-up, appointment coordination and related real estate services. Texts may be sent with automated technology.
• Consent is optional and is not a condition of any purchase or service. The text-message box on each form is unchecked by default.
• Frequency: message frequency varies. Message and data rates may apply.
• Opt out: reply STOP (or QUIT, END, CANCEL or UNSUBSCRIBE) at any time. You may receive one final message confirming the opt-out.
• Help: reply HELP, or email mitchell@mitchelldavid.com or call 410-723-7070.
• Mobile carriers are not liable for delayed or undelivered messages.
• Mobile information and text-message opt-in data and consent will not be shared with third parties or affiliates for their marketing or promotional purposes. They are shared only with service providers that deliver the messages for me.

6. How to stop calls, texts and emails

You can withdraw consent or stop any type of contact at any time, by any reasonable means, including:

• Reply STOP to any text.
• Click unsubscribe in any marketing email.
• Tell me on a phone call.
• Email mitchell@mitchelldavid.com or call 410-723-7070.

I honor opt-out requests promptly, and no later than 10 business days after I receive them. Your number is added to my internal do-not-contact list. Opting out of marketing does not stop messages you specifically ask for, such as a reply to a question you send me. If I represent you in a transaction under a separate written agreement, I may still contact you about that transaction.

7. Who I share information with

I do not sell your personal information for money. I share it only:

• With service providers that help me run the site and work with you: website hosting and email delivery (Cloudflare), my email provider, my CRM and marketing software, and text-message delivery providers. They may use it only to provide those services.
• With advertising and analytics partners (Meta and Google) through the pixels and tags described in section 2. Under some state laws, this may be considered "sharing" for targeted advertising. You can opt out as described there.
• Within my brokerage, Sheppard Realty Inc., with agents on my team, and with a referral agent or cooperating professional when your property or request is better served by them, but only to handle your request.
• When required by law, or to protect the rights, property or safety of you, me or others.
• In a business transfer, if my team or business is reorganized or transferred.

8. Your rights and how to have your information removed

Wherever you live, you can ask me to:

• Confirm whether I have personal information about you, and give you a copy of it.
• Correct information that is wrong.
• Delete your personal information.
• Opt out of targeted advertising and any sale or sharing of your personal information.
• Stop all marketing calls, texts and emails.

How to make a request: email mitchell@mitchelldavid.com with the subject "Privacy Request," or call 410-723-7070. Tell me what you want me to do and the email or phone number you used on this site. I may ask you to confirm it's really you before acting on a request for a copy, correction or deletion. I respond within 45 days, and will tell you if I need up to 45 more days as the law allows.

What deletion covers: I delete your information from my records, CRM and email lists, and keep only a minimal record needed to honor your request (for example, your number on my do-not-contact list), plus any records I'm required to keep by law or real estate regulations.

Appeals: if I decline a request, you can appeal by replying with the word "Appeal." I'll respond within the time the law requires. Maryland residents may also contact the Maryland Attorney General's office if they have concerns. I will not treat you differently for exercising any of these rights.

9. How long I keep information

I keep your information as long as needed to respond to you, to continue a working relationship if you choose one, to keep records of consent and opt-outs, and to meet legal and brokerage record-keeping requirements. After that, it is deleted or kept in a form that no longer identifies you.

10. Security

The site uses encrypted HTTPS connections, and access to submitted information is limited to people and providers who need it. No method of transmission or storage is completely secure, so please don't send sensitive information such as Social Security or bank account numbers through this site's forms.

11. Children

This site is intended for adults and is not directed to anyone under 18. I do not knowingly collect information from anyone under 18 or use it for targeted advertising. If you believe a minor has submitted information, email me and I will delete it.

12. Changes to this policy

I may update this policy. The date at the top shows when it last changed. If I make a material change to how I use or share personal information, I will post the change here before it takes effect.
